Property Management Services

Our services: We specialize in systems for multi-family, commercial and industrial properties. Services include:

  • Integrate with your Property Management Software (PMS): Whether it's Yardi, Entrata, MRI, RealPage, or another application, did you know you can manage access control without learning new software? Enroll a new tenant, add their vehicle, grant access from their phone, all directly in your PMS. Get a complete log of who entered when, with photos and times.

  • Self-serve guest and delivery passes: Tenants can send one-time access codes for pizza delivery, couriers, or cleaners. Or, they can issue recurring passes for dog-walkers, friends, or family--all without involving the office, and each with individual codes you can track.

  • System stabilization, diagnosis, and repairs: Properties often have systems (Intercom, CCTV, access control, elevator phones, Wi-Fi) that are poorly maintained, unlabeled, or no longer work. Whether it’s an emergency repair, complying with a Notice of Deficiency, or bringing a system back into compliance, our experienced staff works quickly and efficiently to diagnose, label, repair, and expand essential systems, including after hours and weekends.

  • Reliable Wi-Fi: Productivity halts when staff can't reach the Internet. We build reliable, redundant, secure, fast networks with Return on Investment (ROI) measured in months, not years.

  • System handover: When your company takes over a property, we’re glad to help you identify issues with the building systems and develop a handover plan with a detailed, predictable budget.

  • ERRCS/BDA: Emergency Responder Radio Communications Systems or BDAs enable police and fire to communicate throughout the building; they are required by Fire Code Section 510 for larger properties. We have over two decades experience with installation, inspection, test and repair of these systems.

  • Yearly inspection and test: Many systems, including BDAs, require mandatory inspections and testing. We offer one-call yearly contracts and as-needed services so you can check this off your list.

  • Board presentations: When it's a complex technical problem, we’ll create a detailed plan and presentation suited for your Board members, jump on the meeting with you, answer questions, and help get the project approved.

  • Access control, Intercom, and security systems: From access control and entry systems to security alarms, we’re your partner—for existing, upgrades, and modern new systems. We work on most products, including Door King, MyQ/Liftmaster, ButterflyMX, Ubiquiti, and many others.

  • CCTV/intelligent video: We’ll modernize your existing camera and recording system, enable secure mobile access for staff safety, add Intelligent Video/AI features (Loitering; Dropped objects; Late-night movement), and monitor it for you to ensure proper operation. That includes adding new cameras (Indoor and out) meeting the décor and construction standards for your property, while providing great low-light performance.

  • Elevator emergency lines and intercom lines: As AT&T and Frontier exit the legacy copper phone line business, we have a more reliable, cost-effective solution for many properties. We handle all these hassles for you.

  • Building amenity Wi-Fi and networks: Whether it’s coverage in the building office or throughout the property. we build and upgrade wired and Wi-Fi networks, including for phones, printers, and laptops. That includes separate amenity Wi-Fi and Internet of Things (IoT) networks, keeping staff safe, separate, and secure.

  • Desk phones and mobile access: Our full-service Voice over IP (VoIP) desk phones provide reliable, cost-effective calling. When coupled with the mobile app, you can be reachable from anywhere, or pick up voicemail on your schedule. We also support your company phones and phone service on property.

  • EV Charging: Whether we’re installing or coordinating the installation by third parties, we can help take the hassle out of installation of one charger or a hundred. We help ensure maximum revenue and maximum electrical billing chargebacks, too.

  • Environmental and water detection: Water leak mitigation costs thousands. Realtime monitoring alerts the right people early. We do that.

  • Property entertainment system billing: Many properties signed a multi-year commitment with Spectrum/Charter, Cox, or DirecTV for building entertainment, often six figures a year. We help properties save tens of thousands a year, by exploring options and re-negotiating contracts.
